My Top 5 Reasons Why You’re Not Getting Any Offers On Your Idaho Real Estate.

 Why can’t you sell your Boise Real Estate home or condo? I think you may already know the answer to that. Either your agent doesn’t know what to do to get your home sold, or you Mr. & Mrs. Seller are not taking your agents advice. I’m sorry but the truth hurts.

Regardless of what you may have heard and may have been told, homes in Boise and throughout South Idaho are selling. Maybe not at the crazy pace of a few years ago and maybe not at the rapidly appreciating prices we enjoyed at the same time, but they are selling.

Take the following steps to remedy these problems and sell your Boise Real Estate.

1.      It’s A Buyer’s Market: That’s just the way it is, you can get mad and throw a fit, but the fact remains the same. You need to get over your anger issues and understand the market we are in right now. Have a meeting with your Boise Real Estate Agent. Make sure your agent is aware of, and understands the market change and how it could affect the sale of your Boise Real Estate. If the agent doesn’t understand this change, then change your Idaho Agent.    

2.      Price: Has your Boise Real Estate Agent performed a market analysis considering the recent price decreases in the area and on your property? The CMA your agent prepared for you many months ago, isn’t worth the paper it’s written on.  Have your Realtor complete an updated market analysis using only the most recent comparables in your area.

3.      Distressed Sellers, Foreclosures and Short Sales: Everyone wants to wheel and deal in this market…Or they expect a great deal. A big percentage of all the homes selling are from foreclosures and short sales. You are competing against banks and very motivated sellers. Here’s the scary part. If you want to sell your South Idaho Real Estate, you have to be competitive in the market. The End     

4.      Buyers Don’t Care How Much It Cost To Improve The Property Or How Much You Paid For The Property:   I know It stings, it’s not what you want to hear, it’s just business, plain and simple. If you are in a position where you don’t need to sell, then don’t sell. If you do have to sell, then make sure you do what it takes to ensure that you have the best chance of selling your Boise Idaho property.

5.      No One Knows Your House Is For Sale: This is how it usually works, most agents out there get your listing, put a sign in the ground, enter the data on the MLS, put it on a couple free web sites, make a flyer, and call it good. There are still plenty more options to market your home. Did you agree to a 6% commission? If you did, make sure your Boise Real Estate Agent markets your property right.

Too many agents end up chasing away potential buyers by saying that either they or their seller’s are “insulted” by the offer. Never going to happen! If you get an offer, any offer, it’s time to review every aspect of it and then roll up your sleeves and begin negotiating.
